
Interest-free or interest-subsidy loans: There are several solutions for borrowing on more favorable terms. Devices that make it possible to reduce the total cost of credit.
“The bank providing the main loan takes into account all the additional subsidized loans enjoyed by the customer to calculate the debt-to-equity ratio, which must generally remain below 35%.”emphasizes Roselyne Conan, Director General of the National Agency for Housing Information (ANIL), whose mission is to inform the public on housing issues through its branch offices, ADIL.
The zero-interest loan (PTZ)
PTZ, reserved for low-income and medium-sized households buying their first main residence, was reformed in April 2024. It was refocused on financing new apartments in tight areas or old housing with work in relaxed areas. It therefore no longer gives you the opportunity to finance a new individual house.
Funded by the government, PTZ is interest-free for the borrower and must be repaid over ten to twenty-five years after a repayment grace period of no more than ten years. “It can finance between 20% and 50% of the total amount of the operation”details Aurane Sérot, senior legal researcher at ANIL.
Action Logement housing loan
To buy their first main home, employees of a non-agricultural business in the private sector with ten or more employees can benefit from the 1% Action Logement housing loan. It is limited to 30,000 euros and must be repaid over a maximum of twenty-five years. This system is subject to resource conditions.
To take advantage of it in zone A, one of the most taxed areas, a couple without children, for example, must have a reference tax income (stated on the tax notice) of a maximum of 64,976 euros. You can benefit from the accession loan to finance the purchase of an old home sold by a public housing association.
Please note: some companies also offer their employees the possibility to cover all or part of the interest on their credit on terms through Sofiap, a subsidiary bank of La Banque Postale and SNCF.
Offers from local authorities
Some local authorities provide loans or grants of a few thousand euros to help borrowers in their area become homeowners. But local banks are not always well informed about these offers. “To find out about this aid and the terms of its award, contact ADIL”advises Mme Conan.
