Zero interest loans: new access conditions

PTZ (interest-free loan) has been reformed from 1uh April 2024: the resource conditions are upgraded and the access conditions are relaxed.

PTZ is reserved for first-time buyers who wish to acquire their main residence, and is renewed until the end of 2027. As announced during the Finance Act last fall, the revision of this loan, granted without paying interest, aims to expand the target for applicants and also to increase the financeable part for the most modest borrowers.

PTZ: resource conditions

From 1uh April 2024, a new income bracket will be introduced to widen the target of households eligible for PTZ: according to the government, this will allow 29 million tax households to benefit from this new system, compared to 23 million currently (73% of the eligible population compared to 60% previously).

The reform made it possible to significantly increase the income ceilings for the first two tranches and better help the most modest borrowers by increasing the part of their project that could be financed by PTZ to 50% (compared to 40% currently). And for tenants of public housing who want to buy their home, PTZ can now go up to 20% of the project (compared to 10% previously).

Zero interest loan: an additional loan

The zero-interest loan does not allow you to finance your entire purchase because it cannot be the only or even the main loan. It always comes as a supplement to other loanswhich can also be combined: bank property loan, social access loan (PAS), housing savings loan.

PTZ: how to apply?

First of all, it is necessary to be supported by a bank that distributes PTZ: it is mainly the large deposit banks (Banques Populaires, Caisses d’Epargne, BNP Paribas, Crédit Agricole, CIC, Crédit Mutuel, Banque Postale, Société Générale …) .
